Shutter Update #84

Dear Regency Residents,

 

4th of July Holiday:  In order to expedite completion of the shutter installation, ESS & RID will be working both Friday & Monday.  RID Staff members will split the holiday with 50% taking Friday and 50% taking Monday. 

 

If you have Punch List items which need to be addressed, please email the information to Pattp814@aol.com so your individual issue(s) may be dealt with at this time.  There are several common items which ESS is investigating and obtaining solutions for.

 

UNITS 01 & 06 - FINAL INSTALLATION INSPECTIONS of shutters installed on WEST balcony sliders requires that ESS & Regency Management access each unit.  The inspections will be conducted when the Kitchen Bay Window and Riverside balconies are both complete & can be inspected at the same time.   Each set of shutters is closed, locked, reopened, and pinned in place before phoning SLC for FINAL SIGN OFF. 

UNITS 03 & 04 - FINAL INSTALLATION INSPECTIONS also requires that ESS & Regency Management access each unit.  You will receive prior notice of the inspection schedule. 

 

SLC FINAL INSPECTION / SIGN OFF - the Final Sign-Off  Inspection of each set of shutters by SLC is being coordinated per stack rather than several units at a time. If you are in residence, you will be notified by phone, when the county inspector will be on-site to inspect your shutters for Final Sign-Off. 

 

Due to extreme high heat, Expert Shutters will begin work between 7:AM - 3:PM for the duration of the project. 

 

NOTE: The west area shutter inspections for 01 & 06 -  St Lucie County sign-off will be coordinated when the kitchen balcony, kitchen bay window, and riverside balcony shutter installations are all completed.

BUILDING #1 & #2:

Furniture can be put back onto the east balconies all units.

Units 03 & 04 west bathroom window shutters are being reconfigured so both sides close from the outside. 

Units 01 & 06 kitchen bay window shutters are being reconfigured so the upper locking pin will be longer and easier to access when securing the shutters.   

 

In order for Expert Shutters' crew to access the 01 stack west balcony area for shutter removal & installation, it is necessary to temporarily have a stage on the north end of the parking deck.  As installation progresses, the stage will be relocated to the south end of the parking deck to access the elevator lobby window & the 06 west balconies. 

 

FOR YOUR PROTECTION, A COVERED WALKWAY HAS BEEN ERECTED at the NORTHWEST CORNER of each BUILDING.    This will allow for SAFE PASSAGE through each building's NORTH GROUND LEVEL EXIT.

 

RID / ESS FINAL INSPECTION    

ESS & RID installation inspections include closing, locking, and re-opening every set of shutters, in addition to checking caulking, fasteners, and cleanliness. 

   

If you notice anything which warrants attention after hours, please call Security ASAP.
